The Architectural Review Committee

The Architectural Review Committee (ARC) is responsible for maintaining the architectural integrity of the community.  Any changes that modify the outside of a home needs to be approved by the committee prior to any work being performed.  Any additional structures, fences, etc. added to a lot also needs to be approved by the committee.  The committee meets during Board meetings, or on an as-needed basis.  Proposed changes should be sent to our management agent  at Victory_Management (VMI). VMI will record the request and forward the proposal to the committee for their review. 

Please refer to the SML Architectural Guidelines for specifics regarding additions, fences, tree removal and other items.  For multiple projects, please be sure to send an individual ARC form for each change:

Please include any Anne Arundel County approvals, your record Plat (with the addition, etc. shown), along with any written circumstances you feel appropriate to include.

To avoid potential delays - please be sure to include scale drawings, colors, photos, etc. of the proposed improvement

FAQs (Frequently Asked Questions)

Q: Do I need to submit a separate ARC form for each improvement?
A: Yes

Q: Approximately how long will it be before I know if the ARC was approved?
A: The Board is required to make a decsision with 60 days, but is is usually within a few weeks.

Q:  I live in the Retreat, do I need approvals from both HOAs?
A:  Yes

Q:  What type of information do I need to submit?
A:  The ARC should be as comprehensice as possible.  Any type of structures such as fences, decks, swingsets, pools, etc. should include a scale drawing showing location, property boundaries, residence, etc.  Colors and materials should also be included whenever applicable.

Q:  Are there approved paint colors for shutters, trim, etc?
A:  Yes.  The approved paint colors are consistent with what the original builders have used and are McCormick's_Colonial_Collection and Duron's_Curb_Appeal_Collection.
